
CICD is proud to facilitate the creation of affordable housing units in Boston’s underserved communities, with a primary focus on the Mattapan neighborhood and surrounding areas. Through collaborations with government agencies, real estate developers and other partners, CICD procures and develops real estate for use by low income occupants. Our affordable housing units are environmentally conscious, ethically financed and prioritize the health and well-being of residents.

River Street Village
150 River Street, Mattapan
River Street Village is a four-story rental development that will transform a long-vacant lot into 30 units of affordable housing available to seniors earning 30-100% of the Boston median income. Seniors are especially vulnerable to the city’s steep housing costs and developments like River Street are essential to ensuring that older residents have access to stable, affordable homes. CICD and its partners worked in collaboration with community members to ensure that the construction will foster the sense of community and belonging and prevent the feelings of isolation that can especially afflict the elderly: the development includes outdoor and communal spaces where residents can socialize and is close to public transit options.
The 34,103 square feet of land will include a 1,500 square foot community room for up to 40 people and adjoining kitchen that can be used for resident functions and Meals On Wheels delivery and distribution, as well as non-resident community meetings by local non-profits.

River Street village

Cote Village

Cote Village is an apartment, retail and office complex situated in the heart of Mattapan, just blocks from the new Cummings Highway commuter rail station. It is dedicated as workforce housing (housing that is affordable to workers, often those designated as essential, and in close proximity to their place of work) and for families and individuals whose earnings are 60% or less of the Boston area median household income. 21% of units are set aside for previously homeless tenants. Cote Village was built in part on the site of an abandoned Ford Dealership which had become a symbol of the urban blight and disrepair that has characterized Mattapan in recent years and which CICD seeks to redress.

For our work developing Cote Village, CICD and its development partners, the Planning Office of Urban Development were honored with the Affordable Housing Finance Magazine (AHF) 2022 Readers' Choice Award in the Best New Family Development category.

Cote Village
COTE VILLAGE TOWNHOMES
30-32 Regis Road, Mattapan​

The four Cote Townhomes are situated adjacent to the Cote Village development. They comprise 24 units and are reserved for those earning 60% or less of the Boston area median income. CICD, in partnership with the Boston Planning Office for Urban Affairs, was selected by the City of Boston Department of Neighborhood Development to redevelop 2.5-acres of city-owned land. Located near the newly-built Cummings Highway Commuter Rail Station (on the Fairmount Line), the transit accessible development allows convenient access to transportation to well-paying jobs in central Boston. The thoughtfully designed buildings along Regis Road are designed to fit both the style and scale of the street. In Fall 2021, we developed 24 families to the townhomes.

Morton Station Village
872 Morton Street, Mattapan
CICD and the Planning Office for Urban Affairs partnered to win a City of Boston Department of Neighborhood Development’s contract for the acquisition and development of two parcels of land at 872 Morton Street and Hopkins Street. Both parcels have been vacant and derelict since the demolition of the Boston Police Department’s Precinct 3 Building in 2013. Located across the street from Morton Station on the Fairmount Line, this transit-accessible development contains 40 units of mixed-income housing in a new four-story residential building.
The complex includes the Steven P. Odom Serenity Garden. Comprising approximately 8,000 square feet of public open space, the garden, named in memory of a young victim of gun violence in Mattapan. This space will provide residents with accessible outdoor opportunities near their homes and will also be a public amenity for the wider community. The development opened in Fall 2023.
CICD and POUA received the Affordable Housing Finance Magazine (AHF) 2022 Readers' Choice Award in the Best New Family Development category for their development of Morton Station Village.
